This step might not be glamorous, but it’s essential. A little preparation now can save you time, stress, and missed opportunities later.

Lenders need to verify your income and ability to repay the loan. And even if you’re buying with cash, sellers and their agents want to see proof that you can close. In competitive markets like Ponte Vedra Beach and Jacksonville, being able to respond quickly and confidently makes all the difference.

📁 What You’ll Need If You’re Financing

If you're planning to get a mortgage, your lender will likely ask for:

  • W-2 Forms for the last 2 years

How to File for Your Florida Homestead Exemption (Duval & St. Johns County Guide)

If you recently purchased a home in Florida and it’s now your primary residence, you may be eligible for a homestead exemption—a great way to reduce your property taxes. Florida offers this benefit to full-time residents, and applying for it is fairly straightforward if you know where to start.

Below, I’ll walk you through the basics of the homestead exemption, who qualifies, how to apply in Duval and St. Johns Counties, and where to get the most accurate information. (And just a quick note: I’m not a tax advisor—this blog is for general information only. Always confirm details with your county property appraiser’s office.)

What Is the Florida Homestead Exemption?

The homestead exemption can lower the taxable value of your home by up to $50,000, which means you pay less in property taxes.

  • The first $25,000 applies to all taxing authorities, including school taxes.

  • The second $25,000 applies only to non-school taxes and only to the assessed value between $50,000 and $75,000.

It also activates Florida’s “Save Our Homes” cap, which limits increases in assessed value to 3% per year (or the change in the Consumer Price Index, whichever is less). That’s a big help for long-term homeowners trying to manage property tax increases over time.

Who Qualifies?

To be eligible, you must:

  • Own the property and occupy it as your permanent residence as of January 1st of the year you’re applying

  • Be a Florida resident

  • Not be receiving a similar exemption in another state or county

You only need to apply once—the exemption automatically renews each year, unless something changes (like your ownership or residency).

Important Deadline: March 1

Your application must be submitted by March 1 to qualify for that year’s tax savings. If you miss it, your exemption could be delayed until the next calendar year, so mark your calendar!

How to Apply in Duval County

Duval County Property Appraiser Website: https://www.duvalpa.com

Duval County makes it easy to apply online. After your name appears on the recorded deed (usually within a few weeks after closing), you can submit your application.

What You’ll Need:

  • Florida driver’s license or state ID showing the property address

  • Florida vehicle registration with the same address

  • Voter registration card (if applicable)

  • Social Security numbers for all applicants

  • Proof of permanent residency, if not a U.S. citizen

  • Vehicle registration showing the same address

  • Social Security numbers for all applicants

  • Voter registration card (if applicable)

  • Green Card, if you’re a permanent resident but not a U.S. citizen

The peak moving season is upon us. In fact, according to Move.com, almost 70% of U.S. moves occur between May and September.1 And while the percentage of Americans who move each year has declined, the desire to relocate remains strong.2,3
In fact, Architectural Digest recently declared “Americans are restless” after a survey found that 55% of adults “are moving, plan to move, or want to move” in 2024. The top reasons included: increased affordability; desire for safety; and closer proximity to work, family, or friends.3
If you’re one of those millions of Americans yearning for a change, this guide is for you.
Sure, moving can feel overwhelming, and it’s notoriously stressful. But, we’ve outlined six steps to make your move easier. Our hope is to alleviate some of the hassle of relocating—so you can focus on the adventure ahead!

1. CHOOSE A COMMUNITY
When planning a relocation, one of the first and most exciting steps is deciding where you want to live. This choice can be as broad as selecting an area of town or as specific as picking out a particular neighborhood. In Ponte Vedra Beach, FL, we have some wonderful communities like Marsh Landing, The Plantation, Sawgrass Country Club, The Player's Club at Sawgrass, and Old Ponte Vedra.
I recommend starting with areas that match your lifestyle and priorities. Whether you want to be close to clubs, golf courses, work, friends, family, or your preferred schools, there's a perfect spot for you. If commuting is a factor, map out your route and explore public transportation options if you'll be using them. It's a great idea to try out the commute during rush hour to get a feel for it.
Next, it's important to consider housing prices and the cost of living so you can find a home within your budget. In Ponte Vedra Beach, the most affordable housing is found inland, nestled between the Intracoastal Waterway (ICW) and the Atlantic Ocean. While oceanfront homes in North Ponte Vedra Beach are highly coveted, commanding prices up to $22M, there are also affordable condos within walking distance to the beach, priced around $300K.  Also, be sure to check local crime statistics to ensure the community is safe. I always suggest visiting neighborhoods you're interested in to get a sense of the atmosphere and see features like walking and biking paths, golf courses, retail options, fine dining, and the overall vibe.

Once you’ve chosen an area to settle, the next decision you’ll need to make is whether you want to rent or buy a home. Renting can be a good option if you’re new to town, especially if you’re still saving up for a downpayment or you’re not ready to commit to a permanent location. Benefits include flexibility, less maintenance, and lower upfront costs.
But, if you want to avoid multiple moves—and you’re financially able—there’s no reason to delay the benefits of buying a home. Not only has homeownership been shown to increase your quality of life, but it’s also one of the best ways to protect and grow your wealth.4
The value of real estate will typically appreciate over time, and owners can build equity as they pay down their mortgage. Homeowners can also receive federal income tax deductions for mortgage interest and property taxes.

Preparing for a move can be both exhilarating and exhausting. Fortunately, you don’t have to do everything in a day. You don’t have to do it all alone, either. When you work with us, we’ll be there every step of the way to help you navigate this process with ease. To that end, here are some of our top tips to help you plan for your departure.
If you have children, we typically advise that you start by sharing news about the move in an age-appropriate way. If possible, take them on a tour of your new home and neighborhood. This can alleviate some of the mystery and apprehension around the move. Don’t forget to contact their current and future schools, as well, to arrange for transfer and enrollment.
Next, you’ll want to start packing. To maintain order and make unpacking easier, we recommend packing one room at a time. Clearly label each box with its contents and the room it belongs to. And remember, there’s no use taking extraneous items with you. Use this opportunity to purge or donate possessions that you no longer need.
If you will be using a moving company, start researching and pricing your options. Make sure you’re working with a reputable service, and try to avoid paying a large deposit before your belongings are delivered. Once you have a moving date scheduled, you should arrange to have your utilities turned off or, if possible, transferred into the new homeowner’s name.
Finally, if you will be leaving friends or family behind, schedule get-togethers before your departure. The last days before moving can be incredibly hectic, so make sure you block off some time in advance for proper goodbyes.

You’ll also want to notify the postal service and submit a mail forwarding request.
If you plan to remodel, paint, or install new flooring, it’s often easier to have it done before you bring in all of your belongings. You may also want to have the house professionally cleaned before moving in.
Don’t forget about the items you’ll need (think toothbrush, towels, bedsheets) to make it through the first night in your new home. Designate some boxes with “Open Me First!” labels. (Pro tip: Keep a tool kit front and center for all that reassembling.)

6. GET SETTLED IN YOUR NEW SPACE
Studies show that moving can lead to feelings of loneliness and depression.6 However, there are ways to combat these negative effects. Here are a few strategies to help you and your family get settled in the new space.
If you have children, start by unpacking their rooms first. Seeing familiar items will help ease their transition and establish a “safe zone” where they can hang out away from the chaos of moving day. If possible, let them have a say in how their room is decorated.
Pets can also get overwhelmed by a new, unfamiliar space. Let them adjust to a single room first, which should include their favorite toys, treats, food and water bowl, and a litter box for cats. Once they seem comfortable, you can gradually introduce them to other rooms in the home.
Don’t forget to take care of yourself, too. Try to schedule breaks to get out of the house and investigate your new area. If you travel by foot or bicycle, you’ll gain the mood-boosting advantages of fresh air and exercise.
You can combat feelings of isolation by making an effort to meet people in your new community. Find a local interest group, take a class, join a place of worship, or volunteer for a cause. Don’t wait for friends to come knocking on your door. Instead, go out and find them.

  • Store boxes neatly in the garage, attic, or a storage unit—out of sight but ready to go

When you're selling your home, showings are part of the process—and one of the best ways to get your house sold. But here's the truth: no one wants to live in a museum, and keeping your home in perfect showing condition 24/7 can feel impossible. That’s why having a “fast getaway plan” is one of the smartest things you can do.

As a real estate expert (and someone who has seen all the creative ways people prep in a hurry), I’m here to help you create a smooth, low-stress routine for getting your home show-ready—without losing your sanity.

Why You Need a Game Plan for Showings

Most showings will be scheduled with plenty of notice, but not always. Sometimes, a potential buyer is in the area and wants to pop in today. Being flexible is a big plus—and having a plan means you can say “yes” with confidence and zero panic.

Buyers often decide whether they’re interested in a home within the first few minutes. That means your home needs to be clean, bright, and clutter-free before they even walk through the door. A fast, effective routine helps your house shine without turning your daily life upside down.

Create a “Ready-to-Show” Checklist

Having a go-to list makes it easier to spring into action. Here’s a simple one to start with:

  • Turn on all the lights – even in closets and bathrooms

  • Open curtains and blinds – let in as much natural light as possible

  • Make the beds – even a quick straighten goes a long way

  • Clear kitchen and bathroom counters – hide the toothbrushes and dish soap

  • Take out the trash – especially in the kitchen and bathrooms

  • Stash pet dishes, toys, and litter boxes – out of sight and out of mind

  • Do a 5-minute tidy sweep – toss everything into a laundry basket (more on that below!)

Make It Everyone's Mission

Getting ready for a showing doesn’t have to be a solo act. In fact, it’s easier (and more fun) when everyone pitches in.

  • Assign jobs ahead of time. One person turns on lights, another straightens pillows. You grab the laundry basket.

  • Make it a game. Set a timer and see if you can “beat the clock” together.

  • Create a checklist for each person so everyone knows what to do.

You’ll be surprised how fast the house gets ready when everyone works together!

The Magic of the Laundry Basket Trick

One of my favorite last-minute hacks? Grab a laundry basket. Walk through the house and toss in anything that doesn’t have a home—mail, toys, dog leashes, half-finished art projects, that coffee mug from this morning. Then pop it in the trunk of your car or a closet. Done.

Some sellers get creative and temporarily stash things in dishwashers, ovens, or even under the bed. And you know what? That’s totally fine—as long as buyers aren’t opening them. (Pro tip: maybe not the fridge.)

Don’t Forget the Pets

Have a plan for your furry friends, too! Not everyone loves animals (even the cute ones), and some buyers are allergic or wary. If possible, take pets with you during showings, or arrange for a neighbor to watch them.

Need to make a fast exit? Put the pet bowls and toys outside the back door or stash them in the garage—whatever works.

Keep a "Go Bag" Ready

It helps to have a few essentials packed and ready so you’re not scrambling when it's time to leave:

  • Water bottles and snacks

  • Device chargers

  • A book, tablet, or some toys for the kids

  • Treats and leash for the dog

  • A place to go (park, coffee shop, library, etc.)
