You’ve saved for your down payment, got your financial documents in order, lined up your pre-approval, and made a solid list of your must-haves and wish list items. Now comes one of the most exciting parts—getting out there and looking at neighborhoods and homes!

But before we hit the road, I want to share a tip that can save you a whole lot of stress: take notes as you go.

🏡 Start With the Right Neighborhoods

If you're just starting your search here in Ponte Vedra Beach or Jacksonville, we’ll begin by touring neighborhoods that fit your lifestyle. Whether your priorities are:

  • Proximity to the beach
  • Easy commute to work or Mayo Clinic
  • Top-rated schools
  • Golf course access
  • Walkability or shopping

…we’ll make a shortlist of areas that check those boxes. Once you've narrowed it down to the neighborhoods that feel “just right,” that’s when we’ll start looking at individual homes for sale.

🗂️ Let Your List Be Your Guide

Remember that “must-have and wish list” you made back in Tip #5? This is where it becomes your best friend. Trust your list. It’ll anchor you when the homes start to blend together (and they will—trust me).

Especially if you’re visiting homes over a short trip or weekend, it can get overwhelming fast. One home has the kitchen you love, but another has the screened lanai and pool. It’s a lot to process in a short amount of time, and that’s where this next trick comes in.

✅ My Top 3 Trick (Don’t Skip This!)

I always tell my buyers: after each home tour, jot down your Top 3 favorite homes—no more, no less.

Here’s why:

  • It forces you to mentally rank homes while they’re fresh in your mind.
  • It gives each person in your buying party a starting point for conversation.
  • It helps you focus instead of spiraling into decision fatigue.
  • And most importantly—it keeps the home buying process enjoyable!

Your Top 3 might not match your partner’s, but there’s usually overlap. That’s where the conversation begins. We can easily circle back to the favorites for a second (or third) showing and fine-tune your decision from there.

Just don’t let the list creep to four or five—resist the urge! You’ll thank me later.

📱 Note-Taking Apps (For the Tech-Savvy)

If you’re not a pen-and-paper person, there are some great apps that make note-taking easy:

You can jot down your first impressions in the car between showings. These quick notes help jog your memory later—and make the decision process so much easier.
