You’ve done the big stuff: deep cleaned, decluttered, staged your home beautifully, neutralized the décor, and removed personal items so buyers can picture themselves living there. Your house is officially on the market. Now comes the moment of truth — showings and open houses.

This is the part where the magic (and sometimes the heartbreak) happens. It’s when buyers step through the front door and decide, within seconds, whether your home feels like the one. And trust me — the little things make a big difference.

Why a Home Can Look So Different in Person

If you’ve ever browsed real estate listings, you know the drill: a home looks bright, spacious, and pristine online, only to disappoint in person. It’s not just the camera angles or lighting — it’s that real-life experience buyers are craving. They're paying attention to things the photos can’t capture: smells, sounds, cleanliness, and that subtle vibe a house gives off.

I tell my clients this all the time: your home only gets three “strikes” before a buyer checks out mentally. And anything — big or small — can count as a strike.

  • Eliminate all odors. No cooking smells, pet odors, or lingering trash. Use a subtle, clean scent — not heavy air fresheners. Odors are a definite "strike".

  • Sweep the front porch. Buyers will linger here while the agent opens the lockbox — make sure it’s tidy and welcoming. Dirty, clutter, deferred maintenance and poor landscaping get noticed.

  • Mow the lawn. Even a quick once-over makes your yard look cared for.

  • Wipe down light switches and door handles. They’re small but noticeable — and often overlooked.

  • Take out the trash. Yes, even the bathroom garbage. Every can should be empty.

  • Put the toilet seats down. This simple detail instantly makes the bathroom look neater.

  • Fluff the pillows, adjust the blinds, and make the beds. Presentation matters!

  • Open all the curtains and blinds. Let in as much natural light as possible — it makes the home feel bigger and more welcoming.

  • Turn on all the lights. A bright home feels cheerful and clean. Make sure there are no burned-out lightbulbs — replace them with warm white bulbs where needed.

Final Walkthrough = Final Impression

Before you leave the house for a showing, do one last walkthrough. Channel your inner buyer and ask yourself: Would I be impressed? Would I feel comfortable? You've worked so hard to prepare — this final polish helps buyers focus on the best parts of your home.
