Seller Tip #7 – Eliminate Odors:
A Fresh Start Sells Faster
If you're preparing your home for sale, you've probably already worked hard to declutter, clean, and stage. But there’s one often overlooked detail that can make a big difference to buyers—odor.
Scent is a powerful sense. It’s tied to memory and emotion, and it can influence a buyer’s impression of your home within seconds of walking through the door. The good news? You don’t need to worry about making your home smell perfect, just clean and fresh.
As someone who has guided many sellers through the process, I’m here to help you do just that—with no judgment, only support.
Why Odors Matter in the Home Selling Process
We all get used to the smells in our own home. It’s completely natural. Whether it’s from pets, cooking, or simply the way our home lives and breathes, our noses adjust and we don’t always notice what a first-time visitor might pick up on.
Buyers, on the other hand, experience everything with fresh eyes—and noses. Even subtle odors can distract from your home’s best features, or raise concerns about maintenance. In some cases, it’s enough to cause hesitation or lead to a lower offer.
The Most Common Odors Buyers Notice
From feedback I've gathered over the years, here are the most common scents buyers comment on—and how to address them:
1. Pet Odors
Even well-loved pets can leave behind odors, especially in carpet or upholstery. If your home has had a pet accident or lingering animal scent, it's worth taking proactive steps. Enzymatic cleaners or even carpet replacement can go a long way—and it’s usually less expensive than a price reduction later.
2. Musty or Moldy Smells
These smells are often associated with moisture or poor air circulation. While they don’t always indicate a serious problem, buyers can perceive them as a red flag. Running a dehumidifier, checking for leaks, and ventilating the home regularly can help eliminate these odors at the source.
3. Cooking Smells
Foods with strong or lingering scents—like fish, onions, or cabbage—can stay in the air or fabrics longer than we expect. Before showings, try to keep meals simple and neutral. Opening windows and using vent fans helps a lot, too.
Scent Sensitivity: Why Less Is More
Years ago, it was popular advice to bake cookies or light candles before a showing. But today’s buyers are more sensitive to artificial scents, and some may even have allergies or asthma.
Heavy floral sprays or plug-in air fresheners can actually make buyers suspicious—“What are they trying to cover up?” Even pleasant scents can distract from the home or make buyers feel uncomfortable.
What to Do Instead: Simple, Scent-Free Solutions
Here’s what I recommend instead—real solutions that create a clean, inviting environment:
✅ Do a Thorough Cleaning
Focus especially on soft surfaces like carpets, curtains, and furniture. A professional deep clean can work wonders, especially for pet-related odors or homes that have been closed up for a while.
✅ Use Odor-Neutralizing Products
Look for unscented options that neutralize, rather than mask, smells. Products like unscented Febreze, activated charcoal bags, or baking soda in trash bins or closets are great choices.
✅ Keep Air Circulating
Fresh air is your best friend. Open windows when weather allows, and run ceiling fans or air purifiers to keep the air moving and clean.
✅ Be Mindful of Laundry and Trash
Store dirty laundry in a bin with a lid, and take out trash—including bathroom and diaper pails—before every showing. It’s a small step that makes a big difference.
You Don’t Have to Do This Alone
