One of the most impressive statistics from March 2023 is the whopping $64 million increase in dollar volume compared to the previous year. This indicates that not only are homes selling more frequently, but they are also selling at higher prices.

For buyers in the market, the good news is that there is more inventory available this year. Currently, there are 137 single-family homes for sale in Ponte Vedra Beach, which is almost 45% more than in 2022. This is good news for buyers who have been struggling to find available homes in this highly desirable area.

However, the median sales price for March 2023 has decreased from the previous year. This may come as a surprise to some, considering the significant increase in median sales price in February 2023, which was up by 41.6% over 2022. However, it's important to remember that median sales prices can fluctuate greatly from month to month, and the overall trend for the past year has been an increase in prices.

The real estate market in Ponte Vedra Beach shows no signs of slowing down, with continued demand for single-family homes and increasing dollar volume. For buyers, the increase in available inventory is a welcome change, and it will be interesting to see how this affects the market in the coming months.
