You’ve done the big stuff: deep cleaned, decluttered, staged your home beautifully, neutralized the décor, and removed personal items so buyers can picture themselves living there. Your house is officially on the market. Now comes the moment of truth — showings and open houses.

This is the part where the magic (and sometimes the heartbreak) happens. It’s when buyers step through the front door and decide, within seconds, whether your home feels like the one. And trust me — the little things make a big difference.

Why a Home Can Look So Different in Person

If you’ve ever browsed real estate listings, you know the drill: a home looks bright, spacious, and pristine online, only to disappoint in person. It’s not just the camera angles or lighting — it’s that real-life experience buyers are craving. They're paying attention to things the photos can’t capture: smells, sounds, cleanliness, and that subtle vibe a house gives off.

I tell my clients this all the time: your home only gets three “strikes” before a buyer checks out mentally. And anything — big or small — can count as a strike.

Big Strikes vs. Little Fixes

There are some things we just can’t control: the layout, the street location, or whether a buyer’s dream home has a separate office and yours doesn’t. These can be big “strikes.” But the little things? Those are totally within your power. And they can make or break that crucial first impression.

Here’s a short checklist of final touches that I recommend doing before every showing:

  • Eliminate all odors. No cooking smells, pet odors, or lingering trash. Use a subtle, clean scent — not heavy air fresheners. Odors are a definite "strike".

  • Sweep the front porch. Buyers will linger here while the agent opens the lockbox — make sure it’s tidy and welcoming. Dirty, clutter, deferred maintenance and poor landscaping get noticed.

  • Mow the lawn. Even a quick once-over makes your yard look cared for.

  • Wipe down light switches and door handles. They’re small but noticeable — and often overlooked.

  • Take out the trash. Yes, even the bathroom garbage. Every can should be empty.

  • Put the toilet seats down. This simple detail instantly makes the bathroom look neater.

  • Fluff the pillows, adjust the blinds, and make the beds. Presentation matters!

  • Open all the curtains and blinds. Let in as much natural light as possible — it makes the home feel bigger and more welcoming.

  • Turn on all the lights. A bright home feels cheerful and clean. Make sure there are no burned-out lightbulbs — replace them with warm white bulbs where needed.

Final Walkthrough = Final Impression

Before you leave the house for a showing, do one last walkthrough. Channel your inner buyer and ask yourself: Would I be impressed? Would I feel comfortable? You've worked so hard to prepare — this final polish helps buyers focus on the best parts of your home.

 To avoid buyer's remorse, be sure to consider your future self when shopping for a home.

Most new homebuyers don't regret becoming homeowners. In fact, according to a survey by LendingTree, 80% of recent buyers who successfully overcame a challenging housing market say they're glad they found their current homes.1 But that doesn't mean newly minted homeowners don't have any regrets about their buying choices.

On the contrary, research shows that even the most-satisfied homeowners would change some aspects of their home purchase if given the opportunity. According to a recent survey by Anytime Estimate, nearly 3 out of 4 buyers who purchased a home in 2021 or 2022 still have a few regrets.2

Some question their decision to move to a neighborhood they still don't love. Others wish they had been less picky about where they lived so they could have paid less. Many are afraid they overspent or think they sacrificed too much in their rush to buy a home.

Here are some of the most common homebuyer regrets we see, along with our professional advice on how to avoid them. 

REGRET #1: Spending More Than Necessary

No one wants to overpay for their new home purchase (and, luckily, with the right guidance, doing so is avoidable). But even if you've secured a winning purchase price, there are still plenty of ways to accidentally overspend. 

One of the most common ways to overpay? Choose the wrong mortgage. In fact, in today's higher-rate environment, this can be one of the riskiest mistakes a new buyer can make.

According to a recent survey, for example, nearly three-quarters of homebuyers leave money on the table by not bothering to shop around for the best rate.3 And research by LendingTree suggests that buyers in major metro areas lose an average of $63,151 over the life of their loan just by picking the first mortgage they're offered.4

Lesson Learned:  As long as you stick to what you can afford, buying a home can be a boon for your financial health. The longer you live in it, for example, the more your home is likely to appreciate in value and boost your long-term savings. 

But to get the most value from your purchase, it's worth your time to compare financing options and shop around for the best deal. REGRET #2: Rushing Into a Home Purchase

In a competitive housing market, it's often necessary to act fast to secure a home. But don't let a need for speed tempt you into making an offer before you've thought through or fully vetted a new property.

If at all possible, make sure you’re on-site during the inspection so you can observe and ask questions. And don’t forget to re-evaluate any repairs that the seller agrees to make to ensure they’ve been properly completed prior to closing.

Lesson Learned:  A home inspection can reduce your risk and save you money in the long run. But to maximize its effectiveness, you will need to be an active participant in the process.

Ponte Vedrans love strolling or biking to the beach, making properties and condos near the coast worth their weight in gold. Now, we understand that homes here can be quite pricey, but fear not, dear readers, as we have an alternative for you—affordable condos that are sure to tickle your fancy!

Closed Sales

If you're wondering how the market has been performing, let us share some exciting news. Condo sales have soared by 7.1% year-to-date compared to last year. On the other hand, single-family home sales have experienced a slight dip of 18%, totaling 185 sales. But fret not, because there's more to the story!

New Pending Sales

We've got more good news for you! Pending condo sales have surged by 12% year-to-date when compared to last year. Single-family homes, though experiencing a temporary slowdown, still boast a solid 204 pending sales, with an 11% decrease. The market is alive and kicking!

Active Inventory

Now, let's address the elephant in the room—inventory shortage. It's been a recurring issue in our beloved Ponte Vedra Beach, especially in the Old Ponte Vedra Beach area. With limited land available for expansion, new construction can't single-handedly solve this problem. We need some movement, folks! However, we understand that leaving this paradise is no easy task. So, while higher interest rates may have slowed the market a tad, sellers are still reaping healthy gains thanks to remarkable appreciation over the past couple of years. It's a win-win situation!

Months Supply of Inventory

We utilize a handy tool called "Months Supply of Inventory" to gauge if it's a buyer's, seller's, or stable market. Traditionally, less than 5 months of inventory signals a seller's market, while more than 7 months indicates a buyer's market. A stable market falls between the 5-7 months sweet spot. Let's break it down for you: for condos, the current months supply of inventory sits at 2.5 months, up by 0.6 months from a year ago. That means it's still a seller's market! Condos priced right, in great locations, and boasting excellent amenities are sure to fly off the shelves (or rather, listings). As for single-family homes, the current month’s supply of inventory stands at 3.5 months, up from 1.7 months last year. Stability is the name of the game here!

Year-to-date, the median sales price for condos has seen a delightful 17% increase, soaring to $372,500. On the flip side, single-family home median sales price has experienced a slight 10% decrease, settling at $1,062,500. Remember, these numbers can be as unpredictable as a summer breeze!

Cash Sales Percentage

You may be wondering who's snatching up these properties. Well, Ponte Vedra Beach real estate has a knack for attracting cash buyers. In fact, year-to-date condo cash sales have skyrocketed by an impressive 53%! We're witnessing a shift as cash buyers transition from single-family homes to cozy condos. Over 50% of single-family home sales this year were cash purchases, a substantial 38.7% increase compared to the same period last year. Clearly, the allure of this beachside paradise has caught the attention of those with deep pockets!
