Home Buyer Tip - Musts Vs. Wants

Home Buyer Tip - Create a List of Needs Vs Wants

Home Buyer Tip #2 - Needs VS Wants

Buying a new home can be an exciting yet daunting process. With so many options and possibilities out there, it can be overwhelming to decide what you want and need in a new home. That's why creating a list of "must haves" and "wants" before you start house hunting can be incredibly beneficial.

Your "must haves" are the things that are non-negotiable in your new home. These are the things that you absolutely need in order to make your new home functional and comfortable for you and your family. For example, if you have children, you may need a certain number of bedrooms or a backyard for them to play in. Or, if you work from home, you may need a designated office space. Think about the things that are essential to your daily life and make sure they are on your "must haves" list.

Your "wants" are the things that you would like to have in your new home but are not essential. These are the things that would make your home even more enjoyable but are not deal-breakers if they are not present. For example, you may want a swimming pool or a fireplace. Or, you may want a large kitchen with plenty of counter space. What about a golf course community? These things are nice to have but not necessary for your daily life.

Creating a list of your "must haves" and "wants" before you start house hunting is super beneficial for several reasons. First, it helps you narrow down your options and focus on the homes that meet your criteria. This can save you time and energy and make the house hunting process less overwhelming.

Second, having a list of your "must haves" and "wants" can help you prioritize what is important to you. For example, if you have a limited budget, you may need to prioritize your "must haves" and compromise on some of your "wants." Or, if you find a home that meets all of your "must haves" but is missing some of your "wants," you can decide whether those "wants" are worth sacrificing for the sake of your "must haves."

Lastly, having a list of your "must haves" and "wants" can help you communicate your needs and desires to your real estate agent. This can help your agent narrow down your options and find the perfect home for you. Our website will help you narrow your search down to communities, price range, # of Beds/baths, just like others. However, we can also search for oceanfront only, inter-coastal waterway, one level, elevator, grab-bars, depth of water (for boating) and other nitty-gritty details. Visit LoisMarris.com Communities to get started!

In conclusion, creating a list of your "must haves" and "wants" before you start house hunting is super beneficial. It can help you narrow down your options, prioritize what is important to you, and communicate your needs to your real estate agent. So, grab a pen and paper and start making your list today!

April Home Maintenance Tips

Home Maintenance Tips for Florida Homes

Florida Home Maintenance Tips for April

By Lois Marris

Are you ready for a summer full of fun in the sun? Before you dive in, take a moment to make sure your home is ready too! We've put together a checklist of important tasks to ensure your home is prepared for the hot Florida summer months. From checking your HVAC system to maintaining your outdoor equipment, this guide will help you breeze through the season with ease. So grab a cold drink, put on your sunscreen, and let's get started! First up, let's make sure your home stays cool and comfortable with a quick HVAC system check.

Check Your HVAC System

Hot Florida summers are just around the corner! Now is the time to clean the filter and have the bi-annual check of your HVAC system. You’ will thank yourself when your AC is running smooth and cool in June. And July. And August. And September. And Oct…

Test Your GFCI Outlets!

Did you know that pushing the “test” button on your GFCI outlets on a monthly basis helps extend their lifespan? GFCI outlets are usually found near water sources such as sinks, showers, etc. but they are in places (garage) too. Go ahead! Go around the house this month and push the test buttons. You should here a pop and the power is no longer running to the outlet. To restore power to the outlet, press the reset button. Good job!

Schedule Pool Maintenance

Ensure your pool is being properly maintained to avoid costly repairs. Consider hiring a pool guy. What’s that? You don’t have a pool? Happily, we can help with that: Ponte Vedra Beach Homes for sale with a pool.

Ensure Your Sprinklers are being Properly Maintained

Test your sprinkler system to ensure it is functional and running well. Call your favorite sprinkler service company to make any repairs because summer is going to give that system a good workout.

Maintain your Other Equipment

Check your lawn mower, weed whackers, trimmers and golf carts to be sure they are in good condition for the upcoming months. There are an astonishing number of golf-cart related fires started in Florida garages every year. Perhaps you could live on a golf course and use their carts instead: Find Ponte Vedra Beach Golf Communities. Don’t forget to clean your outdoor shed and garage areas of flammables such as oily rags.

Enjoy Summer!

And there you have it, folks! By following these simple steps, you'll be able to enjoy your summer without any unexpected home-related hiccups. Now, go out and have some fun in the sun! Whether you're hitting the beach, lounging by the pool, or simply enjoying some well-deserved downtime, you can do so with the peace of mind that comes from knowing your home is in tip-top shape. So put on your favorite sunglasses, crank up the tunes, and let the good times roll!

Seller Tip - Let the Sun Shine In!

Seller Tip #2 - Natural Light

Seller Tip #2 – Let the Sun Shine In!

If you're getting ready to sell your home, there are plenty of things you can do to make your property look its best. One thing that's often overlooked, but can make a big difference, is making sure your lights are on and your blinds are open for showings.

Why is this important? Well, for starters, people respond to natural lighting in a very positive way. It makes rooms feel more open and inviting and can even help to make them look bigger. By letting in as much natural light as possible, you'll be creating an atmosphere that's both welcoming and appealing to potential buyers.

Open blinds also help you to show off stunning views. Check out these Ponte Vedra Beach homes with water views (click here). It would be a hinderance to your showing if you close the curtains on an oceanfront view!

Of course, it's also important to make sure that all of your light bulbs are working. If a buyer comes through your home and sees a bunch of burnt-out bulbs, they might start to wonder what other little things you've neglected. Taking the time to replace any bulbs that aren't working will help to create a sense of care and attention to detail that can go a long way in making your property stand out.

When it comes to your blinds and curtains, the general rule is to keep them open unless there's something unsightly outside. In that case, you can have the blinds slightly open to allow in a bit of light, while still obscuring the view. This will still let in plenty of natural light, while also maintaining a sense of privacy and professionalism.

All in all, making sure your lights are on and your blinds are open is a small detail that can have a big impact on your home's overall presentation. By creating a bright, open atmosphere, you'll be setting the stage for a successful sale and making it easy for potential buyers to imagine themselves living in your space.

Home Seller Tip - Curb Appeal

Home Seller Tip - Improve Curb Appeal

Are you planning to sell your home but worried that it might not attract potential buyers? One effective way to make your house stand out is by boosting its curb appeal. Curb appeal refers to the overall attractiveness of your home's exterior and landscaping, and it's the first thing that potential buyers will notice when they come to view your property. After all, many buyers opt to visit the neighborhood and drive passed the home before they book a showing appointment.

Here are some friendly tips to help you increase your home's curb appeal:

1.      Clean up your yard: The first step to boosting your home's curb appeal is to tidy up your yard. Remove any clutter, trim overgrown trees, and bushes, and mow the lawn to give your property a neat and polished appearance.

2.      Add some color: Plant some colorful flowers or install hanging baskets to add a pop of color to your yard. This will make your home look more inviting and welcoming.

3.      Freshen up the front door: Your front door is the focal point of your home's exterior, so it's important to make it look inviting. Give the front door area a good cleaning, including the door handles. Consider a fresh coat of paint on the door if needed.

4.      Upgrade your lighting: Good lighting can make your home look more attractive and secure. Consider installing new outdoor lighting fixtures or replacing old bulbs to brighten up your property.

5.      Spruce up your driveway: A clean and well-maintained driveway can make a big difference in your home's curb appeal. Consider power washing the driveway and repairing major cracks. Home Depot in Jacksonville rents power washers.

6.      Keep it simple: When it comes to landscaping, less is often more. Avoid cluttering your yard with too many plants and decorations. Focus on creating a clean and simple design.

By following these simple tips, you can increase your home's curb appeal and make it more attractive to potential buyers. Remember, the first impression is often the most important, so make sure your home looks its best from the outside in.
