How Tides II Came to Be

Tides II wasn't the original plan. Sweetwater was first designed around carriage-style condos — what's now called The Tides. When the 2008 mortgage crisis hit and sales on those carriage units slowed, Pulte Homes noticed that side-by-side condos with attached garages were still selling reasonably well. So they finished out the remaining lots differently: eight single-story buildings, seven four-plexes and one duplex, all with two-car garages and true one-level living. That pivot is the entire reason Tides II exists, and it's part of why the layout feels so different from the rest of Sweetwater's condo product.

The Two Floor Plans

Cascadia

1,494 sq ft · End units in the 4-plexes

A gathering room, café, and owner's suite, with an optional third bedroom in place of the den. As an end unit, it picks up extra windows and light that an interior unit doesn't get.

Seagrove

1,361 sq ft · Interior 4-plex units and the duplex

The more compact of the two plans, with a gathering room, café, den, and owner's suite. This is the plan you'll find both in the interior positions of the 4-plex buildings and in the standalone duplex.

Fees, Honestly

Tides II owners pay into the Master HOA (roughly $275/month, covering the clubhouse, pools, and gated amenities community-wide) plus the Tides II sub-association fee, which runs around $650/month. I'll be straightforward: those combined fees have grown, and it's part of why Tides II has been losing a little of its shine compared to a few years ago. For the right buyer, though — someone who genuinely wants the garage, the single-level living, and the low-maintenance lock-and-leave lifestyle — it's still very much worth a serious look.
