Elevator-served condo living, no stairs to worry about, and one of the few Florida condo buildings in the area that's already fully caught up on the state's new safety requirements.

I get asked about this constantly, so let's start here: Sandpiper Village is a four-story building, which means it falls under Florida's mandatory Milestone Inspection and Structural Integrity Reserve Study (SIRS) requirements. Both are already done, reserve funding is adequate, and I'm happy to send you the current reserve study directly — just ask. A lot of Florida condo buyers are dealing with buildings that can't say that right now, so it's worth knowing upfront.
Four mid-rise buildings, 32 units each, 128 total — that's the whole neighborhood, and it hasn't changed since it was built. Every building has two elevators, wide bright hallways, and secure entry, so there's genuinely no stairs between the parking area and your front door. That's the whole appeal for a lot of buyers here: true lock-and-leave living, without giving up space.
1,810 sq ft · 2 bed, 2 bath · Interior unit
The smallest Sandpiper plan — though at 1,810 square feet, it's still quite large for a condo. Separate living and dining areas, plus a screened lanai.
2,002 sq ft · 3 bed, 2 bath · Interior unit
Sandpiper's only 3-bedroom floor plan. Genuinely useful for buyers who want a dedicated guest room or office rather than just a den.
2,129 sq ft · 2 bed + den, 2 bath · End/corner unit
The largest Sandpiper plan, and always an end or corner unit — worth knowing, since that position brings extra windows and natural light most interior units don't get.
I send buyers here when they want space without stairs — snowbirds who lock up and leave for months at a time, people managing mobility concerns who still want a real living room and a second bedroom, and anyone visiting Mayo Clinic regularly who values not thinking about their building's condition. If a private garage is non-negotiable for you, Sandpiper isn't the fit — that's what Tides II is for. But if elevator access and documented structural peace of mind matter more than a garage, this is worth a serious look.

I'll send you the current reserve study directly, or just talk through whether Sandpiper fits what you're looking for.
