When someone tells me they are thinking about retiring in Ponte Vedra Beach, my first response is, "Good choice!!!" because it is truly awesome here. And because Ponte Vedra Beach is so rich with options, my first question isn't about number of bedrooms and bathrooms, it's  "What would you like your everyday life to look like?"

I've worked in real estate since 2005, and I help buyers and sellers understand those details before making a major lifestyle decision. Here is what I would want you to know if we were talking over coffee.

Atlantic Ocean shoreline at Ponte Vedra Beach, Florida, near the Breakers condominiums

Where is Ponte Vedra Beach, Florida?

If you know Jacksonville but have never heard of Ponte Vedra Beach, picture a quiet coastal resort community just south of Jacksonville, along the Atlantic Ocean. Ponte Vedra Beach is in St. Johns County, not Duval County, where Jacksonville is located. It is an unincorporated community, not a separate incorporated city.

Part of its charm is what you don't see everywhere: towering beachfront hotels, rows of billboards and the visual bustle of a big resort strip. Instead, there are mature trees, lagoons, marshes, golf courses and established neighborhoods. Local development and sign rules help shape that character, although the details vary by location. To me, Ponte Vedra Beach still feels like an understated old Florida resort community, with Jacksonville's restaurants, airport and major medical services within reach.

That is why I encourage buyers to choose their Ponte Vedra Beach neighborhood before falling in love with a particular house. The right location can make all the difference in how much you enjoy living here.

Is Ponte Vedra Beach a good place to retire?

Yes. It's a great place to retire. While we are not a large community, we have diverse little niches where one niche may be a better fit than another. So my first question is usually what lifestyle are you after? Avid golfers may prefer The Plantation at Ponte Vedra Beach, our only equity golf community.  If there is a beach lover in the family, beach access becomes important, or beach club membership. Any tennis players the family? We're looking at anything near Ponte Vedra Inn & Club. My fishing enthusiasts and boaters gravitate to Marsh Landing and Palm Valley areas for access to the Intracoastal Waterway. Will you be a snowbird, just here for part of the year? If so, let's look at secure buildings or gated communities. Would you like to rent your home out while you're not here? Then we look for Sawgrass Country Club or other communities that allow short-term rentals. Need easy access to world-renowned Mayo Clinic? Then you may prefer Marsh Landing. Neighborhoods here differ considerably. That variety can be a real advantage when you are choosing how you want to live next.

For someone who enjoys coastal living, established neighborhoods, golf and an active lifestyle, Ponte Vedra Beach may be a wonderful fit. It has a quieter residential feel than many busy beach destinations, while shopping, dining, medical services and the greater Jacksonville area remain within reach.

A local distinction worth knowing: Ponte Vedra Beach and the inland area commonly called Ponte Vedra are not interchangeable. Online searches sometimes mix the two. This guide focuses on coastal Ponte Vedra Beach and its established neighborhoods, rather than inland communities such as Nocatee.

Which Ponte Vedra Beach neighborhood would suit your lifestyle?

There is no single "best" neighborhood for retirement. I would start with how much upkeep you want, whether club membership matters, and how close you want to be to the beach.

Old Ponte Vedra

If you love the traditional Ponte Vedra Beach setting, Old Ponte Vedra is worth exploring. Homes around the ocean and lagoons offer distinctive locations and architecture. Property condition, elevation, insurance considerations and proximity to the beach can vary substantially from one home to another. Living here gives you larger lots, easy access to the beach and to the Ponte Vedra Inn & Club and The Lodge & Club. Depending on membership category and current club rules, amenities may include golf, tennis, dining, pools, spa and beach facilities. Membership availability and privileges should be confirmed directly with the club. Explore Old Ponte Vedra homes.

Sawgrass Country Club

Sawgrass Country Club appeals to people who appreciate an established coastal community and a golf-and-beach-club atmosphere. The housing choices are varied, including condominium options that may suit someone looking to reduce exterior maintenance. You can live and own within Sawgrass Country Club gated community and not be member of the Sawgrass Country Club. However, members of the club have access to golf, beach club, social activities and dining options. Rental rules vary by condominium and neighborhood association. If you hope to rent your home seasonally, we should verify the current restrictions for the specific property before you buy. Explore Sawgrass Country Club.

Sawgrass Players Club

Not to be confused with Sawgrass Country Club as it stands on its own strengths. Sawgrass Players Club is just west of Sawgrass Country Club. The Players Club (TPC) Sawgrass is within the gates of the community and  hosts the TPC Championship every year.  Within the gates are various sub-associations including gorgeous golf course adjacent homes, Vicar's Landing retirement community, condos and The Yards golf course and tennis club. You do not need to be a member of The Yards to live in the community and the TPC golf courses, though within the community, are public courses.  Explore Sawgrass Players Club homes for sale.

The Plantation at Ponte Vedra Beach

The Plantation offers a private-club-oriented lifestyle. It has membership obligations that are important to understand before purchasing. Residents enjoy golf, dining and an oceanfront beach club.  It is a good example of why I encourage buyers to compare the total cost of ownership, including any applicable membership obligations, rather than focusing only on the listing price. Explore The Plantation.

Marsh Landing

Marsh Landing is known for mature landscaping, marsh views and an established residential setting along the Intra Coastal Waterway (ICW). Many homes are larger, so it can be a wonderful lifestyle choice without necessarily being a lower-maintenance one.  Residents have the option of joining Marsh Landing Country Club to gain golf, tennis, and social benefits. Explore Marsh Landing.

What is everyday life like in Ponte Vedra Beach?

Beaches and outdoor activities

Access to the Atlantic is one of the area's greatest attractions. Public parking is  limited which makes the beaches less crowded than areas such as Jacksonville Beach. Because of the limited parking, living close to the beach is especially attractive as you can bike or walk to the closest access point. Parking is available in the 1000 block of Ponte Vedra Blvd at Mickler's Landing. Some properties have private or deeded beach access, which should always be verified. Several local clubs offer beach-related amenities to eligible members, but access, parking privileges and membership availability differ. Verify current terms directly with each club. Ordinary vehicle driving is not permitted on Ponte Vedra Beach. For current access information, consult St. Johns County Beach Services.

Golf and clubs

Golf is a big part of the local identity, but you do not have to belong to a private club to play. TPC Sawgrass offers public-access golf, subject to tee-time availability and fees. Other area clubs have different membership requirements and waitlists. I always recommend confirming those details directly before making a purchase decision.

Getting around

Some homes are convenient for walking or biking to a beach access point, restaurant or club. Others are much more car-dependent. If walkability matters to you, we should look at the actual street, crossings and route rather than assuming an entire neighborhood is walkable.

What does it cost to retire in Ponte Vedra Beach?

The purchase price is only part of the picture. Depending on the property, your ongoing costs may include homeowners insurance, flood insurance, property taxes, HOA or condominium assessments, club dues, landscaping, exterior upkeep and future repairs.

For a condominium, I would also want to understand the association's reserves, inspections, insurance coverage and any planned assessments. For a single-family home, roof condition, storm protection, drainage and maintenance needs deserve close attention. Coastal properties can have very different insurance considerations even within the same neighborhood.

Before making an offer, I encourage buyers to obtain property-specific insurance quotes and review the FEMA Flood Map Service Center. A flood map is useful, but it does not tell the whole story about a home's risk.

Is a condo or smaller home the best choice for retirement?

Sometimes, but not always. A condo may reduce yardwork and exterior responsibilities, while a single-story house may offer easier access, more storage or fewer shared-building obligations. A villa or townhome might strike a balance. I look closely at stairs, floor plans, garage space, guest accommodations and what the association actually maintains.

One of the most common surprises is that a smaller property does not automatically mean a lower monthly cost. It is worth comparing the full picture. If a condominium is on your list, start with Ponte Vedra Beach condos for sale.

How would I start a Ponte Vedra Beach home search?

I would narrow the search by lifestyle first, then by price and floor plan and garage preference.  We would talk about beach proximity, club interests, maintenance, privacy, insurance and whether you expect frequent guests. Once those priorities are clear, comparing homes becomes much easier.

And if you already own a home and are considering a move, the timing of selling and buying deserves its own plan. You can learn more about how I approach selling a home; I will also cover downsizing decisions in a separate guide.

Considering Your Next Chapter in Ponte Vedra Beach?

You do not need to have every detail figured out before we talk. Whether you are moving from another state or looking for a different lifestyle here on the coast, I would be glad to help you compare neighborhoods and understand the tradeoffs. I believe good real estate advice starts with listening.
