TPC Sawgrass / Sawgrass Players Club Homes for Sale
A quick naming note: most people know this neighborhood as "TPC Sawgrass," because it's home to the golf courses that host THE PLAYERS Championship every spring. Its official, legal name is Sawgrass Players Club, and locals often just call it "Players Club" for short. All three names refer to the exact same gated residential community — I'll use them somewhat interchangeably here, since that's genuinely how people search and talk about it.
What Sawgrass Players Club Is
Sawgrass Players Club is a gated community west of A1A, running along Tournament Players Championship Boulevard to a second gate on Solana Road, directly across from Marsh Landing's south entrance. Inside the gates: roughly 1,900 residences spread across 16 distinct neighborhoods, ranging from condos and townhomes to custom estates on the only one-acre lots in Northeast Florida.
Every neighborhood here is its own independent sub-association, with its own board, governing documents, and property management company. All 16 also belong to one Master Association, managed by Marsh Landing Management Company, which funds the roadways, landscaping, gatehouse and controlled access, sidewalks, bridges, lighting, and the community's shared parks and pools. One practical note for buyers: there's a one-time capital contribution due at purchase, equal to one and a half times the annual regular assessment — worth budgeting for, and I'm happy to walk you through the exact number for any specific home.
The Golf & Club Situation, Explained Honestly
This trips people up more than almost anything else, so let's be direct: living in Sawgrass Players Club does not require joining anything. Club membership is entirely separate from homeownership, and there are two very different options within the gates.
TPC Sawgrass
The Stadium Course — home of THE PLAYERS Championship and the famous island-green 17th hole — and Dye's Valley Course, its sister track opened in 1987 and ranked among Golfweek's best public-access courses in Florida. Both are technically open to the public, with membership options for residents. The 77,000-square-foot Mediterranean-style clubhouse includes dining, banquet space, and a golf shop.
The Yards
Fully renovated and reopened in 2020, The Yards is a different animal entirely — not a championship course, but the area's first and only 12-hole layout, plus a championship 9 and a 6-hole par-3 configuration. This is also where the community's pickleball and tennis courts live. It's widely considered one of the most affordable club options in Ponte Vedra Beach, and it's earned coverage in Forbes and Golfweek.
One thing genuinely worth knowing about the local pricing pattern: homes on the west and south side of TPC Boulevard, closer to Dye's Valley Course, tend to run higher. The east side of TPC Boulevard is generally the more moderately priced side of the community.

A note before you scroll to the listings below

Ask Me What's Coming SoonThe 16 Neighborhoods
The Coves (Hammock Cove, Lakeside, North Cove)
Three communities clustered together near the Solana Road entrance, informally known as "The Coves."
Hammock Cove
Most homes overlook waterways facing Dye's Valley Course. The Players Pool and an adjoining picnic area sit right at the entrance.
Lakeside
A quiet, self-managed cul-de-sac community with treed patio-home lots and lake views, just steps from Sawgrass Village.
North Cove
The first community you reach entering from Solana Road, overlooking interconnecting lagoons and Dye's Valley Course.
Established Single-Family Neighborhoods
Oakbridge
Oakbridge traces back to the mid-1970s, when developers Paul and Jerome Fletcher submitted plans for the Caballos Del Mar development — one of Florida's earliest planned communities. The original homes and golf course were known as Innlet Beach before becoming part of Oakbridge. That original course is now The Yards. Players Park sits right here in the neighborhood.
Cypress Creek
The largest single neighborhood in the community — family-oriented, tree-lined, and known locally as the "trick-or-treat capital" of Sawgrass Players Club every Halloween.
Salt Creek
The newest and one of the largest neighborhoods, tucked in the northeast corner off Solana Road. Lots run up to nearly an acre, and homes are positioned so none back directly onto another.
Seven Mile Drive
Built 1989–2007 on lots from a third of an acre to nearly a full acre. More than 80% of homes overlook the famous Dye's Valley Course.
Sawgrass Island
The only one-acre lots in all of Northeast Florida, surrounded by lagoons and reached by a private bridge off Seven Mile Drive. Genuinely unique within this market.
Water's Edge
Quarter-acre homesites with 10-foot ceilings and many Dye's Valley Course views. A calm, quietly scaled setting where turnover is rare.
Water Oak
One of the community's original neighborhoods, with winding roads under a dense oak canopy and a cobblestone bridge and gazebo on the lake.
Bridgewater Island
Near the main gate and walking distance to Sawgrass Village, the Hilton Garden Inn, and the Sawgrass Marriott. More than 60% of homes back to water.
Cypress Bridge
Built mid-1980s through 2000, largely on a lazy lagoon. Known for genuinely elaborate seasonal displays — especially a Christmas Eve luminaria walk residents still do together.
Bermuda Court
Built 1979–1984, mostly lagoon-view, with about a quarter of homes overlooking The Yards golf course.
Condos & Townhomes
Players Club Villas
Sited directly adjacent to THE PLAYERS Championship golf course and clubhouse, an easy walk to Sawgrass Village. The only condo community within Sawgrass Players Club.
Turtleback Crossing
Two- and three-bedroom townhomes with individual garages and a private pool and cabana, minutes from the beach.
One More Neighborhood, for Completeness
Vicar's Landing is the 16th neighborhood within the gates, but it's a Life Care retirement community rather than a typical residential subdivision, and it isn't marketed through real estate agents the way the other 15 are. I'm including it here simply so this guide is complete.
Frequently Asked Questions
Do I have to join TPC Sawgrass or The Yards to live in Sawgrass Players Club?
No. Club membership at both TPC Sawgrass and The Yards is entirely separate from homeownership and completely optional.
Which side of the community is more expensive?

What's the difference between TPC Sawgrass and The Yards?
