If You're in Old Ponte Vedra Beach — The News Is Genuinely Exciting
I have to be honest with you: I don't get to say this very often, but if you own a home in Old Ponte Vedra Beach — especially near the Ponte Vedra Inn & Club — the market right now is exceptional.

Homes in this area are selling in 30 days — compared to 118 days a year ago. Some are going over asking price. The buyer profile here is typically a high-net-worth individual, often relocating from out of state, who has specifically chosen Old Ponte Vedra Beach for its prestige, its walkability, and its lifestyle. They know what they want and they move decisively when they find it.

Sawgrass Country Club & Sawgrass Players Club: Sellers, You Have the Upper Hand
Here is something I tell buyers almost every week right now: there is a critical shortage of single-family home listings in Sawgrass Country Club and Sawgrass Players Club. I have motivated, qualified buyers who are ready to purchase in these communities — and very little to show them.
Both communities have tremendous appeal. The lifestyle — world-class golf, gated security, gorgeous mature landscaping, and that unmistakable Ponte Vedra Beach address — draws serious buyers. And right now, those buyers are circling with almost nothing available to choose from.
What About Marsh Landing, Plantation at Ponte Vedra, and the Other Gated Communities?
Marsh Landing is one of my favorite neighborhoods to talk about — and one that I think is genuinely underappreciated. It's the northernmost gated community in Ponte Vedra Beach, which means easy access to the highway, a beautiful golf club, and all the benefits of the PVB address without the drive. The buyers drawn to Marsh Landing tend to be practical, successful people who value convenience as much as prestige. If you own there and have been watching the market, the leaner inventory situation is working in sellers' favor here too.
Plantation at Ponte Vedra Beach is a different kind of community — an equity golf club with a distinct identity and a loyal membership. Buyers looking there know exactly what they want. Pricing in Plantation needs to respect both the equity model and what the current market supports — it's not a neighborhood where you can simply apply a zip code average and call it done.
For the more affordable gated communities — Plantation Oaks, Old Mill, Sawmill — these are active, in-demand neighborhoods with a strong younger-family buyer pool. The $500K–$800K range in 32082 sees consistent interest, and if your home is well-maintained and presented, it can absolutely sell well this summer.
Why Summer Is Actually a Great Time to Sell in Ponte Vedra Beach
I hear this concern from sellers every year: "Should I wait until fall?" My answer, specific to Ponte Vedra Beach, is almost always no — and here's why.
- Corporate relocations peak in summer. Companies moving employees to the Jacksonville area typically target June through August start dates. These buyers are motivated, on a timeline, and not interested in waiting around.
