If you’ve been watching the Jacksonville real estate market — or simply wondering whether now is the right time to buy or sell — interest rates are probably top of mind. And for good reason. Rates aren’t as high as they were at their peak, but according to The Home Buying Institute, we shouldn’t expect a dramatic drop this year either. Most experts agree: 2025 interest rates will likely remain steady, hovering in the 6–7% range.
So what does that mean for buyers, sellers, and condo owners in Jacksonville and Ponte Vedra Beach? Let’s break it down — and talk about how to thrive in today’s market.
Buyers: What’s Slowing Them Down in Today’s Market?
Across Jacksonville and Ponte Vedra Beach, we’re seeing a noticeable slowdown in buyer activity in some areas — and it’s not just due to high home prices. Home buyers are hitting the pause button for a number of reasons, such as increased insurance costs, perception of an unstable economy, and a fairly good barrage of negative news coverage. Another challenge which still affects us? Interest rates. With mortgage rates hovering in the 6–7% range, many buyers keeping their plans on pause, waiting for a drop that may not come soon. This hesitation includes:
-
First-time buyers who are now facing higher monthly payments, job uncertainty, and tighter lending requirements.
-
Cash-strapped buyers who are battling inflation and increased insurance premiums on Florida properties.
-
Current homeowners sitting on 3–4% mortgages who are understandably reluctant to trade in their low-rate loan for one nearly twice as high. These owners are pausing -even if they want to move up or downsize.
The result is a market with more inventory, longer days on market, and decreased buyer demand, especially in certain segments like condos and some 55+ communities. That doesn’t mean homes aren’t selling — it just means sellers need to adjust expectations and lean into a good selling strategy more than ever.
Condo Owners: A Unique Set of Challenges in 2025
For condo owners, the market carries a few more hurdles — especially here in Florida. New laws designed to increase long-term safety and financial stability for condo buildings are now being implemented. While these changes are good for the future of hi-rise condo living, in the short term they’ve sometimes led to increased association fees, particularly in:
-
Buildings over three stories tall
-
Buildings over 20 years old
For many buyers, those rising monthly fees feel like a deal-breaker, especially when paired with higher interest rates. But here’s the good news: a skilled real estate agent can help you work around these challenges and position your condo to stand out from the crowd. More good news: there are a lot of condos under 3 stories tall and under 20 years old. Pick one!
Seller Success Strategies: What Works Right Now
If you’re a seller in today’s market — especially a condo owner — the right preparation and pricing can make all the difference. Here are proven ways to get your property sold faster and for a better price:
1. Know Your Market
Not all neighborhoods or price points are experiencing a slowdown. In fact, Ponte Vedra Beach luxury homes and Intracoastal Waterway properties are still seeing strong demand and rising prices. On the other hand, certain segments — like older condos in 55+ communities and oceanfront condos— are facing more resistance. Before you list, understand what kind of market you’re in. A skilled agent can help you interpret local trends and position your home accordingly.
2. Price It Right From Day One
Buyers are savvy. If your home or condo is overpriced, it will sit. And the longer it sits, the less likely you are to receive top dollar. Get more tips here.
3. Offer Buyer Incentives
Stand out from the competition by offering value. One popular option? Prepay 6 months of association fees. This can ease a buyer’s financial fears and make your unit more appealing. Also consider prepaying assessments.
4. Highlight Completed Maintenance
Got a new roof, recent AC system, or freshly painted exterior? Brag about it. Many buyers are willing to pay more for a well-maintained property that won’t hit them with big expenses right away.
5. Be 100% Market Ready on Day 1
Clean, decluttered, staged, and professionally photographed. Your first 30 days on the market are your most important window. Don’t waste it — make sure your home is at its absolute best from the start.
6. Partner With a Great Agent
From staging to marketing to negotiations, a knowledgeable agent will help you understand buyer psychology, handle showing feedback, and adjust quickly when needed.
Buyers: There’s Still Opportunity in This Market
Yes, rates are higher than we'd like them to be — but remember this phrase: “Marry the house, date the rate.” Buyers can always refinance when interest rates come down. And in the meantime, you can enjoy living in a home you love.
Even better news? Many condo associations in our area have completed the legally required engineering inspections and financial reserve studies (due December 2024). If any fee increases or assessments were needed for future repairs, they’ve likely already happened. Sandpiper Village of Sweetwater by Del Web was able to REDUCE their Condo Association fee as a result of their reserve study! And if a special assessment is in place, you can negotiate for the seller to pay it from their proceeds, in full, at closing.
The Bottom Line
Some Jacksonville and Ponte Vedra real estate markets are shifting — but there are still great opportunities for both buyers and sellers. Whether you’re upsizing, downsizing, or relocating, the key is having the right plan (and the right agent) to guide you.
