You know how we’ve talked about what it would be like to live near the beach — not just visit, but actually live here, where flip-flops count as formalwear and your biggest dilemma is whether to walk or bike to the shore? I’ve got something I think you should take a look at.
It’s a condo in Summer House just listed by my Colleague Valerie Shaw. Summer House is one of the most affordable and well-located communities in Ponte Vedra Beach, and honestly, this one’s in the best part of the neighborhood. It's east of A1A and just south of Corona— that’s a big deal — and tucked back in a quiet little cul-de-sac. You’re away from the road noise, surrounded by beautiful old trees, and yes... you're just about a mile from the sand.
Here’s the Scoop on the Condo
It’s at 730 Tidewater Court and it's listed at just $309,000 — it's nice to find something east of A1A in this price range. It has vaulted ceilings, a decorative fireplace, luxury vinyl plank flooring, and a screened patio that’s shaded and peaceful — perfect for coffee or a glass of wine. And there's move to impress: newer windows and HVAC (awesome!) and a recently installed hot water heater. It's nice to have those high price things out of the way!
The kitchen comes with new appliances, and there’s a washer and dryer too. The layout is smart, and the place feels open and easy to maintain — no weird angles or chopped-up rooms. It’s just... simple and comfortable. And move-in ready.
What’s It Like Living in Summer House?
It’s casual, easy, and a bit of a hidden gem. Summer House has over 450 condos, but it feels like a smaller beach community because of all the trees, ponds, and winding walking paths. The east side (where this condo is) is more private and shaded. People who live here love that it feels tucked away.
And you’ve got two pools, tennis courts, a fitness center, and even a movie room and billiards in the clubhouse. There’s a nice mix of folks — some retirees, some young professionals, and plenty of friendly neighbors who are always up for chatting poolside or grabbing a coffee.
Speaking of coffee — you’re just a half-mile from Sawgrass Village. That means groceries at Publix, brunch at Nona Blue, or a coffee at Foxtail are all within walking or biking distance. The Marriott Cabana Club and The Lodge & Club are also nearby if you want beach club access (and yes, I can explain how those memberships work).
A Few Things You Might Be Wondering
Can you rent it out?
Yes — Summer House allows rentals with a 9-month minimum lease, which makes this a great option if you're not quite ready to move yet. You could buy now, rent it out for a couple of years, and then move in later when the timing is right.
Already own investment property?
Here’s something to think about: a 1031 exchange might let you sell your current investment property and defer paying capital gains taxes if you reinvest the proceeds into this condo. It’s a strategy some of my clients use to transition from one property to another — for example, owning a rental now and turning it into a future retirement or vacation home. Can you bring pets?
