The Plantation is genuinely different from every other gated golf community in Ponte Vedra Beach: it's the area's only equity residential community, meaning every homeowner is automatically a full equity member of the club. There's no separate application or optional buy-in — ownership and membership come together. That structure is part of why The Plantation is the only private equity residential community to have earned the Distinguished Clubs award from BoardRoom Magazine, presented multiple years running.
Separate from the golf course's own 2016 renovation, The Plantation recently completed a major overhaul of its clubhouse and amenities, reportedly a $15 million investment:
- Clubhouse: a full remodel with both formal and casual dining venues, a 100-seat outdoor terrace overlooking the lakes, private member wine lockers, firepits, meeting rooms, a library, and a massage room.
- Oceanfront Beach House: expanded restaurant and bar, a new "Surfside" building with a snack bar, restrooms, and showers, plus a renovated Junior Olympic pool and new deck furniture.
- Pickleball: five new courts with a dedicated pavilion, new lighting, and landscaping.

Smaller, more manageable homes with lawn maintenance included in the monthly dues — ideal for buyers who want the full Plantation lifestyle without the upkeep of a large estate, or who travel frequently.
Estate Homes
The community's larger single-family residences, often on golf course, lake, or wooded preserve lots. Many exceed 4,000 to 5,000 square feet, with custom pools and outdoor living spaces common at this tier.
The community was developed beginning in 1987, with homes built through 2016, so you'll find a genuine mix of established and more recently constructed residences across roughly 577 total homes.
Because membership is included, not optional, understanding the real cost of ownership matters here more than in most communities. As of 2026:
- Initiation fee: $120,000, due at closing, separate from the home's purchase price
- Monthly dues: $2,046 for standard homes, $2,331 for Garden Homes (the difference covers included lawn maintenance)
Those dues break down roughly as: $1,523 for unlimited amenity use, 24-hour security, and common area maintenance; $206 for capital asset reserves; $275 for an Amenities Improvement Plan assessment tied to the recent renovation (running through a 96-month term that began May 2024); and $42 for trash and recycling service. There's no CDD fee and no food-and-beverage minimum at any venue.
Championship Golf
An 18-hole course with seven sets of tees, a full driving range, dedicated short game area, and two putting greens. The course underwent a major renovation in 2016 led by golf course architect Greg Letsche, with PGA TOUR professional Billy Horschel taking part in the unveiling — new USGA-standard greens, upgraded drainage and irrigation, and advanced bunker systems throughout.
Private Beach House
Directly on the Atlantic, about 1.5 miles from the front gate, with dining, bar, and a Junior Olympic pool.
Tennis & Pickleball
Har-Tru clay tennis courts plus newly expanded pickleball, with a Tennis Professional on staff.

The Plantation is zoned for the St. Johns County School District — consistently ranked among the best in Florida: Ocean Palms Elementary, Alice B. Landrum Middle School, and Ponte Vedra High School. School zoning can change, so I'd always confirm current assignments with the district for a specific address.
The Plantation sits between A1A and Old Palm Valley Road in southern Ponte Vedra Beach, just south of the Sawgrass communities and a short drive from historic St. Augustine. TPC Sawgrass, home of THE PLAYERS Championship, is a few miles north. Mickler's Beach, a popular public access point known locally for shark tooth hunting, is nearby, along with the Guana Tolomato Matanzas National Estuarine Research Reserve for trails and paddling.
For dining, Palm Valley Fish Camp and Restaurant Medure are both local favorites within easy reach. Grocery options include The Fresh Market (about 2.6 miles) and a Publix at The Shoppes of Ponte Vedra (about 5.4 miles). Mayo Clinic's Jacksonville campus is roughly 10 miles away.
Only electric golf carts and low-speed vehicles are permitted on Plantation roads and the golf course — gas-powered carts aren't allowed.
