The neighborhood layout (and that perfect 1-mile loop!)
The Tides wraps around two picturesque ponds along just two streets—Surfbird Circle and Little Swift Circle—creating a natural ~1-mile walking loop that connects to Sweetwater’s main trail system. It’s wonderfully walkable, peaceful, and social—exactly what many of my 55+ buyers ask for.
Floor plans (and how to decode the unit letters)
You’ll see four primary layouts—each with 2 bedrooms, 2 baths, a den, and a 1-car garage (some dens are configured as a 3rd bedroom if a closet is present, and several owners have made smart modifications over time):

Cormorant (upper middle): ~1,857 sq. ft. — vaulted ceilings and extra space (upper homes extend over the garage).

Spoonbill (upper end): ~1,797 sq. ft. — also vaulted and airy.

Egret (lower end): ~1,597 sq. ft.

Heron (lower interior): ~1,438 sq. ft.
Tip from your neighbor-agent: the suffix on the legal description tells you if it’s an upper home. If the building/unit code includes A, D, E, H, or J, that indicates an upper-level carriage unit (think: more volume and those lovely vaulted ceilings). For mailing addresses, you’ll use the street address—the building/unit code is for the legal description, not USPS.

Best-in-Jacksonville location for 55+
Sweetwater is one of the closest 55+ communities to the Beaches, Mayo Clinic, Baptist Health, and St. Johns Town Center. Typical drive times cited by community overviews: ~10 minutes to Mayo Clinic, ~5 minutes to St. Johns Town Center, ~11 miles to the beach, and about ~30 minutes to JAX airport (traffic-dependent). If proximity matters (and for most of my buyers it does), The Tides scores high.
Comparing communities? The only Del Webb in our area with carriage-style condos similar to The Tides is Orchard Pass in Del Webb Ponte Vedra (Nocatee)—a helpful reference point when you’re weighing options.
Flood/evacuation notes
Many Sweetwater addresses fall outside hurricane evacuation zones and special flood hazard areas, but zoning can vary by specific address and lender requirements.
