Sawgrass Country Club | Ponte Vedra Beach

Sawgrass Country Club Condos, Villas & Townhomes

If you like the idea of Sawgrass but do not need a traditional single-family home, this is where the choices get interesting. Garages, golf views, water views, one-level living, beach access and rental flexibility can all matter - but you will not find all of them in the same neighborhood.

Find Your Best FitAsk Lois Where I Should Look

The easiest way to shop Sawgrass is not to memorize condo names. Start with how you want to live. Do you want a garage? No interior stairs? A beautiful water view? An easy bike ride to the beach? A property you can enjoy part of the year and potentially rent when you are away? Those answers narrow the field quickly.

Tell me what matters most, and I will narrow Sawgrass for you.

That is how I would approach a tour with a buyer. Sawgrass has communities that can look similar on a map but feel very different once you drive through them and walk inside the residences.

Start with the lifestyle you want

I want a garage

Start with Little Bay Harbour, Deer Run, Willow Pond and the four Lake Julia South townhomes. Little Bay Harbour and Lake Julia townhomes have detached 2-car garages. Deer Run has 1-car garages, while Willow Pond offers attached garages.

I want water outside my window

Fisherman's Cove and Little Bay Harbour are two places I would want you to see. Some Deer Run residences also have attractive water views. Tifton Cove can be especially appealing for combinations of water and golf-course views.

I want to be close to the beach gate

Quail Pointe, Tifton Cove, Deer Run and Rough Creek Villas put you on the eastern side of Sawgrass, convenient to the Ponte Vedra Boulevard gate and the community's beach access.

I want one-level living

Do not assume a community is either one-story or two-story. Quail Pointe has popular single-level options. Tifton Cove includes lower-level condos without stairs as well as upper-level residences reached by exterior stairs where the living space itself is all on one level. Individual floor plans and renovations should always be verified.

I want mature trees and a tucked-away feeling

Fisherman's Cove is one of the first places I would consider. It is a heavily wooded enclave, and many residences enjoy beautiful lakefront settings. Quail Pointe also has plenty of mature landscaping.

I may use it as a second home or rental

Sawgrass condos can be excellent second-home choices, and several communities have historically attracted buyers who use the property part time and rent it when they are away. Rental rules vary by association and can change, so we will verify the current rules for any property you are considering.

The inland Sawgrass communities I would help you compare

Little Bay Harbour: garages, lagoon views and a different setting

Little Bay Harbour feels different from the larger condo cluster around Deer Run, Fisherman's Cove, Quail Pointe and Tifton Cove. It sits among the single-family neighborhoods and right next to the Sawgrass residents' community pool. When you drive through, the detached garages are often what you notice from the road. The residences themselves get the premium side of the property along the lagoon.

Little Bay Harbour has detached 2-car garages and includes single-level residences as well as larger two-story configurations. In a two-story residence, a floor plan may include two bedrooms on the main level - including an ensuite - with another ensuite bedroom upstairs. As always in Sawgrass, I would verify the particular floor plan rather than assume every unit follows the same layout.

Fisherman's Cove: wooded, waterfront and wonderfully tucked away

Fisherman's Cove has a more wooded feel than some of the open golf-course condo areas. Mature trees give the enclave character, and many residences enjoy beautiful lake views. The buildings vary, with popular single-level residences as well as two-story configurations. Fisherman's Cove also has its own community pool, in addition to residents having access to the Sawgrass community pool.

Quail Pointe I & II: beach convenience and one-level possibilities

Quail Pointe is a community I like for buyers who care about easy beach access, single-level possibilities and rental appeal. Quail Pointe II is just inside the Ponte Vedra Boulevard gate, and both Quail Pointe communities make walking or biking toward the beach especially convenient.

You will see a mix of configurations. Some end residences are single level, while other residences are two stories with interior stairs. Quail Pointe has mature landscaping and its own pool area, plus access to the Sawgrass residents' community pool.

Tifton Cove: one neighborhood, several very different floor-plan experiences

Tifton Cove is a good example of why I do not like to make assumptions from the community name alone. End units are often two-story residences with interior stairs and bedrooms upstairs. Other upper-level condos are reached by exterior stairs, but once you arrive, the floor plan is all on one level. There are also non-end lower-level condos with bedrooms on the main floor and no stairs inside or outside.

Many Tifton Cove buyers are drawn to the open setting and the opportunity for water and golf-course views. The community also has its own pool. Renovations over the years mean we should confirm the layout of each residence individually.

Deer Run: garages and a convenient east-side location

Deer Run is popular for its 1-car garages, proximity to club amenities and convenient location not far from the Ponte Vedra Boulevard beach gate. These are generally two-story condos with bedrooms upstairs, although remodeled exceptions exist. Some Deer Run residences also enjoy attractive water views.

Willow Pond: attached garages with townhome ownership

Willow Pond attracts buyers who want an attached garage and like the townhome format. Buyers may notice that association fees can be lower than in some Sawgrass condominium communities, but there is an important reason to compare carefully: these are townhomes rather than condominiums, so owners generally take on more of the exterior maintenance themselves. The lower fee and greater owner responsibility need to be considered together.

Lake Julia South Townhomes: only four, and worth knowing about

Most of Lake Julia South is not townhome living. There are just four townhomes here, which is why they can be easy to miss when buyers are trying to understand Sawgrass. They have detached 2-car garages. The main bedroom is typically upstairs, with a guest bedroom on the main level. At least one has a private screened pool - a great example of how varied the attached and low-maintenance choices can be inside Sawgrass.

Rough Creek Villas: close to the beach gate

Rough Creek Villas are attractive two-story condos in a convenient location close to the beach gate. Bedrooms are generally upstairs. They tend to receive less attention than some of the better-known Sawgrass condo communities, which is exactly why I like buyers to know they exist rather than limiting a search to the names they already recognize.

Second home now, retirement home later?

This is a conversation worth having before you buy. Sawgrass has long appealed to owners who want to enjoy Ponte Vedra Beach themselves while retaining the possibility of rental income when they are away. If you already own investment property elsewhere and ultimately hope to retire in Sawgrass, ask your tax adviser whether a properly structured 1031 exchange could be relevant to your plans before you sell or purchase anything.

Important: Rental restrictions differ by association and can change. Tax treatment, including 1031 exchange eligibility and later conversion to a primary residence, depends on individual facts and IRS rules. I can help you investigate the real estate and association side; your CPA or tax attorney should advise you on tax strategy.

Questions buyers ask me about Sawgrass condos and townhomes

Which Sawgrass communities have garages?

Among the inland attached-home choices, Little Bay Harbour and the Lake Julia South townhomes have detached 2-car garages, Deer Run has 1-car garages, and Willow Pond has attached garages. Always verify the garage configuration for the individual property.

Which areas are best for water views?

Fisherman's Cove and Little Bay Harbour are two communities I would put high on the list for buyers prioritizing water. Some Deer Run residences have attractive water views, and Tifton Cove can offer particularly nice combinations of water and golf-course views.

Which Sawgrass condos are closest to the beach?

Quail Pointe, Tifton Cove, Deer Run and Rough Creek Villas are convenient to the Ponte Vedra Boulevard side of the community. For buyers who want to be directly on or beside the ocean, I would also compare Sawgrass's separate oceanfront and beachside condo communities.

Does living in Sawgrass include membership in Sawgrass Country Club?

No. Sawgrass Country Club is a private member-owned club, and club membership is separate from owning a residence in the gated Sawgrass community. Residents have community amenities such as the Sawgrass residents' pool and community beach access without needing private club membership. Club membership provides access to the Club's private golf, Beach Club, racquet, fitness, dining and other member amenities.

Are Sawgrass condos good rental properties?

Many Sawgrass condos have historically been attractive to second-home and rental buyers, but rental minimums and other rules vary by association. I recommend verifying the current condominium documents and rental rules for the specific community before making an investment decision.
