Golf course views. Quiet cul-de-sacs. Lagoons, mature trees and homes with room to spread out. In a few very special locations, even the Atlantic Ocean. Traditional single-family living in Sawgrass Country Club can look remarkably different from one street to the next.
Explore the Neighborhoods Help Me Find My Sawgrass HomeIf you know you want a detached home with a more traditional homesite, this is where I would start. Sawgrass Country Club offers established single-family neighborhoods with very different personalities, settings and home styles, all inside one of Ponte Vedra Beach's best-known gated communities.
There is no single "Sawgrass house." Some buyers want a larger home and private pool. Others care most about a golf or water view, a quiet cul-de-sac, proximity to the beach, or finding a home they can renovate into exactly what they want. These are the traditional single-family neighborhoods I would put on your radar.
One of the larger traditional single-family neighborhoods in Sawgrass, with an established residential feel and a mix of home and homesite styles.
A larger Sawgrass neighborhood where buyers will find substantial single-family residences in a mature setting.
At the southern end of Sawgrass, The Preserve includes homes along Sea Island Drive and settings influenced by golf, water and the natural landscape near the Guana Preserve.
Another of Sawgrass's larger traditional single-family areas and an important neighborhood to consider when comparing golf-community homes.
Small, distinctive and unlike anything else in this group: Ocean Ridge is where the traditional single-family story can reach all the way to the Atlantic Ocean.
Kathryn Oaks, Lake Kathryn, Long Cove, Osprey Point, Preston Trail East, Sawgrass Drive South and South Nine Drive add even more variety. Smaller does not mean less desirable - sometimes it means fewer opportunities, so knowing what you want before one comes to market can matter.
I reviewed the St. Johns County property records for Sawgrass rather than relying on the simplified neighborhood counts commonly repeated online. My cleaned dataset identifies 354 traditional single-family residences in Sawgrass Country Club, separate from the community's zero-lot-line patio and garden homes, condominiums and townhomes.
Why does that matter? Sawgrass property types are easy to blur together online. Knowing whether a property is traditional single-family, zero-lot-line, condominium or townhome ownership can make a meaningful difference when you compare homes, associations and maintenance responsibilities.
Sawgrass Country Club sits in an unusual Ponte Vedra Beach setting where golf, lakes, mature landscaping and the ocean are all part of the larger picture. Sawgrass residents have community beach access, and residents also have use of the community pool. The private Sawgrass Country Club is a separate membership and offers 27 holes of championship golf plus its Beach Club, Racquet Club, fitness, dining and social amenities.
| Consider | Why it can matter |
|---|---|
| View and homesite | Golf, lagoon, preserve, interior and ocean settings create very different experiences. |
| Renovation level | Sawgrass is established. Two homes with similar square footage can feel completely different depending on updates and improvements. |
| Pool and outdoor living | If a pool is important, I would consider both existing pools and the feasibility of future plans before assuming a homesite will work. |
| Garage and storage | Garage configuration varies, so this is worth prioritizing early if cars, golf carts, bikes or beach gear matter to you. |
| Club membership | Buying a home in Sawgrass does not automatically include private Sawgrass Country Club membership. We can treat the home purchase and your membership goals as related, but separate, decisions. |
| Beach lifestyle | All Sawgrass residents have community beach access; Club amenities and beachside parking have separate rules and privileges. |
If your goal is less yard and a more lock-and-leave feel, do not rule out Sawgrass's zero-lot-line homes. They are deeded single-family residences, but their homesites and neighborhood structure are different enough that I believe buyers deserve a separate guide. That page is coming next.
My review of the current St. Johns County property records identifies 354 traditional single-family residences in Sawgrass Country Club. I separate these from the community's zero-lot-line patio and garden homes.
The traditional single-family areas include Lighthouse Bend, Old Barn Island, Preston Trail West, The Preserve, Kathryn Oaks, Lake Kathryn, Long Cove, Ocean Ridge, Osprey Point, Preston Trail East, Sawgrass Drive South and South Nine Drive.
Yes. Ocean Ridge is a very small and distinctive single-family enclave with oceanfront properties. Availability can be extremely limited.
No. Sawgrass Country Club is a private, member-owned club and membership is separate from residential ownership. Current membership categories, availability and application requirements should be confirmed directly with the Club.
Yes. Sawgrass residents have community beach access. Parking and use of private Club facilities are separate matters, so I recommend checking the current Sawgrass Association and Club rules for the privileges that matter to you.
You do not need to memorize the neighborhood names. Tell me what matters - golf view, water, privacy, pool, larger home, beach proximity, renovation level or simply the right feeling when you drive up. I can help you narrow Sawgrass to the streets and homes that make sense for you.
